Our land use and development project in the Eagle Rock hills centered around the strategic subdivision of an existing parcel into two separate legal lots under California SB9 legislation. The entitlement plan creates a more efficient and valuable site configuration while unlocking new residential density in a high-demand Northeast Los Angeles neighborhood.

Following the subdivision, the development program consists of one duplex on each newly created lot, totaling four rental units. Each residence is planned at approximately 850 square feet, designed as an efficient modern hillside home with strong natural light, functional layouts, and attractive indoor-outdoor living.

Both duplex buildings are designed to take advantage of the elevated setting, with rooftop decks on each structure capturing expansive hillside and city views. These outdoor spaces add meaningful lifestyle value and differentiate the project in the local rental market.
